Plaza @ San Mateo

With their lease agreement expiring at an old location, Bed Bath and Beyond was on a tight schedule to move into their new space and it was critical that the schedule did not slip.  Jaynes worked with the owner to value engineer the budget to give a best & final price that fit the owner’s needs.  Even with the challenges in the beginning, the team was able to accelerate the schedule by one month with no additional costs, allowing Bed Bath and Beyond to move into their new location and re-open earlier than expected.

Located on four-and-a-half acres, this project included demolition of the existing 61,000 SF building and new construction of three retail spaces and one future building pad.  Because of the volume of overstock held on-site, Bed Bath and Beyond requires a higher available water pressure which exceeds adopted code requirements. The team learned that this area of town did not have the flow capacity needed to meet the needs of this owner. Working closely with the owners and their consultants, the team was able to achieve the additional pressure without installing an expensive booster pump system.

Asbestos was found in the existing building materials and extensive abatement was required. With a tight schedule, the team started work on one portion of the project parallel with the abatement work. Construction activities such as site work, foundations and slabs, and masonry was performed adjacent to the abatement work. These crews and activities were then able to transition over to the remaining portion of the site.
